Steps to Buying a New Home
The Home Search Process:
- Meet with George Black to begin the home search process
- Find a reputable lender and begin the lending process
- Become pre-approved and pre-qualified (know the difference!)
- Prepare a budget and determine a reasonable loan amount and therefore know the range of home prices you can afford
- List the features you need and the features you want in a home
- Together, we will find you homes that fit your criteria
- Enjoy previewing home listings over the internet (sent to you daily) and let me know when you wish to schedule visits to see the home
- Allow me to make your offer, negotiate, and prepare a written contract
- Provide copy of contract to lender immediately
- Schedule a home inspection including a termite inspection within contractual deadline (typically 10 days.) *
- Review inspection report and complete inspection notice
- Order a survey if the seller does not have one current
- Follow up with lender regarding ordering of appraisal
- Choose a reputable title company *
- Contact your insurance agent regarding homeowner's insurance *
- Confirm closing date - I will walk you through this process
- Organize moving company and contact utility companies
- Conduct final walk-through of home
- Meet at the title company and close the deal
- Move in and enjoy your new home!

- Solidify a detailed plan, with timeline, to fully prepare your home
- Choose a reputable title company *
- Coordinate all potential inspections with Buyer's Agent -- within contractual deadline (typically 10 days)
- Review inspection reports with you
- Coordinate with lender regarding of appraisal of your home
- Confirm closing date - I will walk you through this process
- Organize moving company and contact utility companies
- Conduct final walk-through of home with buyers
- Meet at the title company and obtain your proceeds check
